The first thing I encourage you to do is to watch the video VIDEO SERIES ON FINDING A GREAT LISTING AGENT (start with #1). Finding an agent to list your home shouldn’t be complex, and the video is the first step to simplifying it.
Ask to see your prospective agent’s sample reports. They should be able to send you samples easily and quickly. They certainly don’t have to look like mine, but they should cover all the basic points covered in the ones linked here:
Both reports should come out once per week. In the analysis, please pay careful attention to how many buyers and/or agents your listing agent is following up on. Nobody ever went broke taking names and making phone calls.
Sample Comparable Market Analysis
The CMA doesn’t have to look exactly like this, but it should be awful close. The prettier they are, the more likely they were generated using commercial software which is no more accurate than a Zillow Zestimate. You want something that was looked at by something other than a computer program. Simple is good. And spreadsheet is required.
