There really are a billion pieces to this. Only thing that convinces us we'll never be replaced by an app. On average, we score about 400 emails and 400 text messages with a client for every transaction. That's a lot of questions!
Some of the questions revolve around the various parties necessary to complete the purchase. Most transactions have some or all of these: a lender, an escrow company, a title company, home warranty companies, insurance agents, an inspector, a roof inspector, a foundation inspector, a structural engineer, an appraiser, a contractor, a handyman, a painter, a transaction coordinator, a heating company, and once we even had a priest!
One of the things we've learned over the years is that providing our clients with a One Stop Shop experience is the best thing ever for the clients. Most clients really want service and they don't want to do research into the various vendors that will be required to complete the transaction. We select vendors that we've worked with before that we think will be a good fit and give alternatives as well. And no, we get nothing from any of the vendors other than a "thank you." They just give great service, solve problems, treat people fairly, and make everyone's life easier - that's why we recommend them. Due to this - we're popular with clients, but also with listing agents - they know we'll get it done.
