MAKING SURE THERE ISN'T A BETTER HOME OUT THERE
A common concern of many buyers is that as soon as they have secured a contract on a home that another better home will show up on the market. Sadly, real estate agents cannot see the future and have little defense against this.
What is important is that prior to making an offer you are aware of all the homes that are about to come on the market, but are not officially on the market yet. These homes have the designator "coming soon" and are not published on any of the free nationwide consumer sites. Being aware of these homes will give you confidence that the moment you enter into a contract on one house another better home wont' suddenly come on the market.
Your real estate agent may be able to provide you with a portal account into the regional multiple listing service. Homes that are "coming soon" can be found on that direct portal. You can only gain access to this portal through a real estate agen. It is possible that your real estate agent has a service that can set you up with a direct connection.
If your agent does have such a service, ensure that they have provided you with an account and verify that the listings on that direct link are not simply "active" but there are also some "coming soon" listings.
